Grounds & Exterior
- Foundation appears structurally sound with no major cracks or settling
- No signs of septic tank leakage or odor near the yard
- Lot grading directs water away from the home; no pooling or standing water
- Crawl spaces are accessible for plumbing and utility inspection
- Exterior walls appear plumb and straight with no visible bowing or sagging
- Window and door frames are square and show no signs of shifting
- Siding is intact with no cracks, warping, or missing sections
- Brick and mortar joints appear undamaged with no significant cracking
- Exterior paint is in good condition — no peeling, chipping, or staining
- Roof shingles are complete with no missing, curling, or damaged areas
- Gutters and downspouts are secure, free of debris, and drain correctly
- Chimney is structurally straight, with no visible cracks or deterioration
- Detached structures (garage, shed, fence, deck) are in good condition with no rot or pest damage
Basement
- No signs of moisture intrusion, mold, or musty odor
- Floors show no water staining, efflorescence, or damage
- Sump pump (if present) is operational and in good working order
Attic
- No water stains or discoloration indicating roof leaks
- Structural framing (rafters, joists) is solid with no signs of rot or damage
- Proper ventilation via soffit vents, ridge vents, or end louvers
- Insulation is adequate and evenly distributed
- All electrical connections are properly enclosed — no exposed splices
Bathrooms
- Under-sink plumbing is in good condition with no visible leaks or corrosion
- Hot and cold water pressure is adequate at all fixtures
- Tub, shower, and sink drains flow freely without slow draining
- Toilets flush fully and refill properly
- Toilet base is stable — no movement, staining, or soft flooring nearby
- No signs of water damage or mold around the tub or shower surround
Kitchen
- Under-sink area shows no leaks, water damage, or deterioration
- Exhaust fan is functional and properly vents to the exterior
- Garbage disposal runs without issues
- Sink has strong water flow and drains without backup
- Built-in appliances (oven, dishwasher, etc.) are in working order
Interior Rooms
- Floors, walls, and ceilings are level with no visible cracking, sagging, or staining
- Doors open and close smoothly and latch securely
- All light fixtures and switches operate correctly
- Each room has sufficient electrical outlets in working condition
- Heating and cooling vents are present and unobstructed in all rooms
- Fireplace (if present) shows no cracking, staining, or blockage in the flue
- Smoke detectors and carbon monoxide detectors are installed and functioning
- Staircase treads and risers are solid with no movement or squeaking
Electrical Systems
- Visible wiring is in good condition with no fraying or improper runs
- Service panel has adequate capacity and all cables are properly secured
- All wiring is protected and routed correctly
- No exposed electrical splices anywhere in the home
Heating & Cooling Systems
- No gas odor detected near appliances or anywhere in the home
- Heating and air conditioning systems operate properly on all settings
- Air filters are clean and recently serviced
- Flue pipes are fully sealed with no open seams and connect properly to the chimney
- Cooling unit exterior shows no visible rust or corrosion
Plumbing
- All accessible pipes show no signs of leaking, corrosion, or damage
- Water heater is free of rust, corrosion, and shows no signs of leaking
- Water pressure throughout the home is within a normal, acceptable range
- Hot water temperature is set safely and does not exceed 125°F
