What a home inspection covers
A home inspection is a visual, non-invasive evaluation of a home's condition, done before you are legally bound to the purchase. The goal is simple: you should know what you are buying, and what it may cost you, before you sign.
- Roof, gutters, siding, windows, doors, and exterior drainage
- Foundation, basement or crawl space, and visible structural components
- Electrical service panel, visible wiring, outlets, and fixtures
- Plumbing supply and drain lines, water heater, and fixtures
- Heating and cooling systems
- Attic, insulation, and ventilation where accessible
- Interior walls, ceilings, floors, stairs, and visible signs of water intrusion

Home inspections starting at
$625
Covers a home of up to about 1,200 sq ft. Larger homes are priced by size — call or text with the address and square footage for an exact quote.
Mold, radon, and other add-ons can be scheduled at the same visit. Ask for a combined quote when you call.
What to expect
- Book early. Contracts give you a limited window, so call or text as soon as your offer is accepted.
- Attend if you can. Walk the property with the inspector and ask questions in real time.
- Get a detailed report. Every finding is documented with photos and plain-English descriptions, delivered within 72 hours of the inspection.
- Use it to negotiate. Findings can support price reductions, repair requests, or a decision to walk away informed.
