Radon testing on Long Island.

Radon is colorless, odorless, and the second leading cause of lung cancer in the United States. The only way to know if a home has elevated levels is to test.

What is radon

Radon is a naturally occurring radioactive gas that can seep into homes from the soil, usually through the foundation, cracks, and gaps around pipes. Levels vary from house to house, even between neighbors, so a test on one home does not tell you about the one next door.

How testing works

A radon test measures the concentration of the gas in the lowest livable level of the home. Short-term tests generally run at least 48 hours, and the home should be kept under closed-house conditions while the test is in progress. When the test is done, you receive the results with an explanation of what they mean.

What the numbers mean

The U.S. EPA recommends taking action to reduce radon in homes that test at 4 pCi/L or higher, and suggests considering action for results between 2 and 4 pCi/L. If your result is high, there are proven ways to reduce radon levels, and the finding can be a negotiating point during a purchase.

Add it to your home inspection

Radon testing is commonly done alongside a home inspection during the buying process. Call or text to schedule both so they fit inside your contract timeline.

Frequently asked questions

How long does a radon test take?

Short-term radon tests generally run at least 48 hours, with the results reviewed once the test is complete.

Should I test if my neighbor already did?

Yes. Radon levels can be very different from one home to the next, so each house should be tested on its own.

What is considered a high radon level?

The EPA recommends fixing homes at 4 pCi/L or higher and considering action for levels between 2 and 4 pCi/L.
